Our House



This is our house for SALE! Some details about our house, it is approx 1858 square feet, 2 stories with a 2 car garage. It is the largest home & property in a smaller development in Yelm called Canal Estates. It is on a corner lot on a cul-de-sac in a very family/kid friendly neighborhood.

This house has gas heat, a hybrid septic/sewer system you will never have to worry about because the town pays for it's care, and central air conditioning (yea!). Utilities run between $200 - $300 per month. The entire house was re-carpeted in August. The new premium carpet is from Empire and the color is Bark, I love it! When there is a small spill, like from a sippy cup it beads up! Also, there are 2 1/2 baths, 2 full baths upstairs, one in the hallway and one in the master bedroom, and the 1/2 bath is downstairs. All bathrooms have new flooring. There are also 2 large plant ledges, one at the top of the stairs and one as a shelf in front of the stairs under the huge window. This house is also wired for ADT and is near two popular walking trails.

The elementary school districted for this neighborhood is Millpond, the middle school is Yelm Middle School, and the high school is Yelm High School. There are many churches, stores, restaurants, a nice movie theater and activities in town. Some of our favorites are: Prairie Dance Center, Prairie Soccer Club, Yelm Gymnastics Center and the library, of course!.

Some other fun stuff is the Yelm Junior Programs, the Roy Pioneer Rodeo (which is the first weekend in June and September every year) and the Lacey Parks and Rec. This area is also very active with Girl Scouts and Boy Scouts. We have found other things like a young ladies reading society and a kids lego club...there is really so much here.

There are tons of family field trips to make too, like the Northwest Trek, the Point Defiance Zoo & Aquarium, Pioneer Farm, Mount Rainier, the Mt. Rainier Scenic Railroad and of course there's Seattle & Tacoma!

Even though we are out in Yelm, we are less than 30 minutes from Fort Lewis, less than 40 from McChord AFB and Camp Murray. There are 2 ways to get to Ft. Lewis, our favorite is through McKenna, through Roy and then through the not-so-well-known Roy gate. Or you could head up Yelm Highway to Reservation Road and catch the I-5, also exit 116.

On Fort Lewis there are lots of activities too, through MWR. Through CYS we have done spring & fall soccer as well as the Challenger Soccer Camp, we have played at the Raindrops and Rainbows center on North Fort, and if your spouse is deployed, you can go to Jensen Gym and work out with FREE Childcare, for FREE.

There is so much more to do here, I could go on and on. If you would like a piano or violin teacher to come to your home for lessons, I have them! I also have 2 very reliable babysitters. I hope you enjoy the hyper links, we truely have enjoyed exploring Washington!

living/dining room




This is the formal living/dining room. When you walk in the front door you walk into the living room, then it becomes a dining area. This large room measures approx 26' X 11'. The stairs are immediately on the right, and then to the right is the kitchen. The new chandelier is in the 2nd picture, the old one in the last picture is now living at the dump!

Our set-up is a bit non-traditional and this area is actually a school for us, as we homeschool. The front of the living room has huge double windows that look right at a clear view of Mount Rainier, two large side windows and another higher double window in the back that looks into the back yard. All the rooms get great natural light. There is also a coat closet in the living room, and in front of the front door, under the stairs is a sliding door that leads to our "hidey hole". This is storage we actually created, drywalled, put electricity, a light and carpet in. It is great for shoes & holiday decorations! But, my kids love to play in there too!

There are two places in this room for high speed cable internet, in the front and in the back.

Kitchen




This is our kitchen, fully remodeled. It measures approx 13'7" X 9'. It has Pergo flooring, LG (like Corian) countertops, a seamless double sided sink, a new dishwasher, new above the stove wall mounted microwave and new hardware. The fridge is double sided with a water & ice machine. There is no garbage disposal, our neighborhood septic/hybrid does not allow for them, sorry! I tried! The appliances are all white (I have little ones, lots of them, lots of finger prints...) and the stove & oven are electric. There is tons of cabinet space, the ceiling has recessed lighting and the window looks into the back yard. This kitchen is big enough to have a decent sized table in it. On one side of the kitchen is the family/tv room, on the other is the dining/living room, and the garage and 1/2 downstairs bath are also attached to the kitchen.

Downstairs 1/2 bath


This is the downstairs 1/2 bathroom. We have remodeled it, it has a new vanity and new flooring. It is next to the kitchen, family/tv room and right by the door to the garage.

Family/TV room





This is our family/TV room, it measures approx 14' X 13'8". This room has a gas fireplace with a large TV insert above. This room is equipped with digital cable and internet. This room also has the sliding glass door that leads to the back yard.

Master Bedroom

This is the master bedroom, and the wall color is actually a dark Robin's Egg blue. I think it looks greenish in this picture, but that could be me. This room measures approx 11' X 13'5". It has a separate dressing/vanity room that measures approx 8'3" X 4'5", that leads to a walk in closet with clothes rods on both sides that measures approx 8'5" X 5'5". Also off the dressing/vanity is the master bath with a tub/shower and toilet. This room is in the back of the house and over looks the back yard. High speed cable & internet is available in this room.

The laundry room is UPSTAIRS! It is directly across the hall from the master bedroom. It is awesome that I can do laundry, fold it on the bed and watch the kids play in the back yard from the window. The washer and dryer also can stay, and there is a good sized linen closet at the end of the hall.

The Dora Room



This is the room we call the "Dora Room", you can see why! It is pink and purple and has a hand painted mural around the room of Dora and her friends. If you have a girl who loves Dora, it can stay, otherwise it can be painted a neutral tan to match the hallways. This room measures approx 11' X 11', is in the back of the house and has a sliding door closet. In the back of this closet is a little door that leads to attic storage space, this is great for storing off-season clothes!

The Green Room



You can't really tell from this picture, but this is a nice big room. Currently it is inhabited by an 8 year old girl who loves to collect EVERYTHING. This room is painted a light moss green (fine for boy or girl), but as with all the bedrooms, can be painted a neutral tan. This room measures approx 11'5" X 10'3". It has a sliding door closet, and is in the front over the garage. This room also has a view of Mt. Rainier and the cow pasture, which my daughter thinks is awesome.

The Yellow Room


This is the 4th bedroom, it is a cheery yellow. As with the other bedrooms it can be painted a neutral tan to match the hallway. This room measures approx 11'4" X 11', is also in the front over the garage, and has a small walk-in closet.

The Backyard/back porch/grilling deck





The entire property is .20 acres and we have a huge fully fenced in back yard. There is a single gate on the left, and a double gate on the right (where you can drive a truck in). We had a large grilling deck added, it is 12 X 30 feet and half is covered and makes a nice sitting porch to watch the kids play. This summer (the pic shows the replaced boards, not yet stained) we restained the entire fence. There is a fire pit and an apple tree that produces apples in the fall, and surrounding the deck is a garden. The play house and sandbox will stay.

Exterior Front

This is the front exterior of our house. It is slate gray with white trim and a red front door. We have a large 2 car garage. The front porch easily fits a love seat, 2 chairs and a coffee table. From the front porch and windows there is a clear beautiful view of Mount Rainier. The garden is full of bulbs, and is absolutely beautiful and fragrant by June.
